The portal shows you a number. In Harbor Bay Isle, that number is doing a lot of hiding.
If you are shopping Alameda from a spreadsheet, Bay Farm Island looks like a straightforward line item: a post-1980 planned community with a ferry, a golf course, and a homeowners association. The Q1 2026 average sale price came in at $2.32M. That figure is technically correct and practically misleading, and understanding why is the difference between writing a competitive offer here and wondering why you never saw the listing that closed last Tuesday.
In Q1 2026, Harbor Bay Isle recorded five single-family sales averaging $2.32M, closing at roughly 5% over list in about three days on market. Strip out one record-setting $4.875M waterfront transaction, and the neighborhood average drops to $1.68M at about $752 per square foot. That is a $640,000 swing in the "typical" number caused by a single trade.
Zoom out a quarter and the picture recalibrates again. In Q4 2025, Harbor Bay Isle logged 15 single-family sales at an average of $1.42M, roughly 7% over list, with most homes trading closer to 20 days on market and receiving just under four offers each.

That last question is the thesis of this post. In Harbor Bay right now, the meaningful competition is not for the listing on the portal. It is for the introduction that gets you into the property before it becomes a listing at all.
Off-market activity has been climbing across Alameda's upper price points through late 2025 and into 2026, and Harbor Bay is where the pattern is most visible. The Q1 2026 record sale on the island closed privately, with a single team representing both sides. That is not an anomaly. It is a signal about how inventory moves here.
Two structural reasons this concentrates on Bay Farm Island:
The housing stock is homogeneous by Alameda standards. Homes in Harbor Bay were largely built after 1980, cluster around 2,000 square feet with three bedrooms, and sit on lots between roughly 2,600 and 5,000 square feet. When buyers know exactly what a "Harbor Bay house" looks like, sellers can pre-market to a shortlist and skip the staging-to-open-house cycle that a Gold Coast Victorian requires.
The buyer pool is narrower and better networked. San Francisco office occupancy has climbed back to a multi-decade high, and the buyers relocating across the Bay for space are often introduced to Harbor Bay before they discover it themselves. In Q4 2025, a single brokerage represented 40% of the Harbor Bay buyers. That is not a market where the portal is the front door.
For a buyer, this means two practical things. First, "there is nothing available" on a public search is not the same as "there is nothing available." Second, the three-day DOM average is a lagging indicator of demand that already resolved off-market. By the time you see the listing, you are competing with people who saw it a week earlier.
The Community of Harbor Bay Isle Owners' Association, headquartered at 3195 Mecartney Road, has been in place since May 1977. Depending on your specific street, you may also sit inside a sub-association such as Bay View Harbor, Baywood, Garden Isle, Park Webster, or Promentory. Dues stack.
This is where buyers coming from other California markets get confused, so it is worth drawing the line clearly. The three most common recurring housing charges look similar on paper and behave very differently:

The point of the table is what it lets you skip. Mello-Roos is heavily associated with newer master-planned tracts in Dublin, Pleasanton, and other post-2000 East Bay developments, where a Community Facilities District can add $1,500 to $4,000 per year to a tax bill. Harbor Bay was master-planned in an earlier era, and CFD exposure here is parcel-specific rather than assumed. The only reliable answer is the property tax bill itself, which the Alameda County Treasurer-Tax Collector publishes by parcel with every special assessment listed as a separate line item.
So when a buyer asks, "does Harbor Bay have Mello-Roos," the honest answer is: probably less than you fear, and always check the parcel. What you will definitely have is HOA dues, potentially two layers of them, and those belong in your DTI math from day one alongside the mortgage and the 1% base rate.
Harbor Bay's ferry terminal at 215 Adelphian Way runs a 25-minute route to Downtown San Francisco, and it is the single amenity that most changes what people are willing to pay for a Bay Farm address. It is also more constrained than the marketing copy suggests.
The Harbor Bay route is weekday only, with limited midday departures. San Francisco Bay Ferry revised the schedule effective March 9, 2026, eliminating the 9:10 a.m. and 9:40 a.m. eastbound trips, adding a 12:30 p.m. westbound, and adding a 9:55 a.m. eastbound, among other adjustments. Weekend leisure riders route through Main Street Alameda or Seaplane Lagoon instead.
For a buyer, that translates to a specific test. If your household has one traditional commuter and one hybrid worker who wants to pop over to the Ferry Building on a Saturday, Harbor Bay is elegant for the first and inconvenient for the second. Owners on the north side of the island who default to Main Street terminal are making a rational choice, not a mistake. Pricing on the Harbor Bay side reflects the commuter case. If you are buying it for weekend flexibility, you are paying a premium for a schedule that will not serve you.

Is Harbor Bay considered part of Alameda proper? Yes. Harbor Bay sits on Bay Farm Island within the City of Alameda, served by Alameda Unified School District and Alameda city services. It is geographically separated from the main island by the estuary and connects via the Bay Farm Island Bridge.
Are homes here mostly single-family, or is there real condo and townhome inventory? Both. The single-family stock dominates the headline numbers, but townhomes and condos, including the gated Brittany Landing enclave, trade regularly and often at meaningful price differentials to detached homes on comparable lots. If you are budget-sensitive on the entry to Harbor Bay, attached product is where the math starts to work.
If off-market activity is this significant, how do I actually see homes? The honest answer is that you build the relationship before you need the property. Buyers who arrive with a shortlist of streets, a lender who has already underwritten them, and an agent who is in the neighborhood's conversation see inventory earlier. Buyers who arrive with a portal alert see it last.
Harbor Bay is not a difficult market to understand once you stop reading it through the median. It is a small, planned, tightly networked corner of Alameda where the price you see is a summary of trades that were largely decided in private. If you are thinking about buying here in the second half of 2026, the useful preparation is not more portal scrolling. It is a conversation about which streets fit your commute, which sub-association fits your plans for the property, and how to be the buyer who gets the call before the sign goes up.
